1. Why should I have an inspection?

        The inspection will help you determine if you are getting what you are paying for. Problems with the home may be discovered that you or the seller were unaware of. Some structural problems can be quite expensive to repair.


2. But, I'm having a new home constructed, should I have it inspected?

        If you are building in an area that does not have or require city building code inspections, I would especially recommend that you get it inspected. It might be a good idea, anyway, since all builders are human and can make mistakes. You should work a deal with the inspector to have it inspected at various stages of construction.


3. Do I have to go through a Real Estate agent for an inspection?

        No, I am a licensed professional real estate inspector for the State of Texas.


4. Does anyone need to be home for the inspection?

        Yes, or prior arrangements must be made to have access to the property. You should meet the inspector at the property, even if you cannot be available for the entire inspection. He can explain the procedures and see if you have any particular concerns, or want some optional items inspected, and sign the proper forms.


5. How long does a home inspection take?

        Typically the total time is 2-3 hours, depending on the size and condition of the property being inspected.


6. What does it mean that this is a visual inspection only?

     A visual inspection means that everything that can be freely accessed and seen will be inspected. We cannot see inside the walls and we are not required to move items (boxes, furniture, ect.) that prevent us from viewing an area. We will enter the attic and underneath the home if the accesses are large enough to enter.


7. Did my home pass?

     I am frequently asked this question. The bottom line is that with a home inspection there is no passing or failing. This inspection will not hold up a closing because something was noted, unless you want it to. The inspection is to let you know what is wrong or not wrong with the home. Then you decide what you want to negotiate with or live with.

     

8. What if problems are found with the home?

        If problems are found with the home, it will be between you and the seller to work out the details in order to come up with a satisfactory solution.


9. Is the insulation for the home inspected?

        It is a requirement to report on the depth and type of the attic insulation, however we cannot tell you with certainty the amount of or if there is any insulation in the exterior walls.


10. Is the inspection guaranteed?

        There is no written or expressed guarantee with the inspection. This is a one time, good for time of inspection only. We cannot predict the existing life span of anything, only let you know if it is performing as intended at the time of inspection.


11. When will I receive my copy of the inspection?

        I will have your copy ready within 2 days (normally 1). Arrangements can be made at the time of the inspection on how you will receive it (mail, fax, personally,e-mail, etc.). I can usually send you a .pdf file of the inspection the same day if you have an e-mail address. If you were unable to be present for the inspection I recommend a person to person meeting, so items of your concern can be addressed.


12. Does my Real Estate agent receive a copy of the inspection?

        If you give permission, one can be sent to the agent. Normally, you receive a copy and the inspector retains a copy for his files.


13. Do I need a re-inspection if items of concern were found?

        In most cases, No, you can usually determine if repairs were made satisfactorily. However, if you do not feel qualified to make the judgment, a re-inspection can be arranged.


14. What if I need to cancel or reschedule an inspection?

        No problem, just notify me as soon as you become aware of the situation and another appointment can be arranged.
