
Do you need home inspections on a new home? I would say that this is an area that is quite often overlooked. I mean, it's new, what could be wrong? Most new homeowners think that the home has to go through city inspections and they will find all the problems. The truth is that these inspections are code compliance only. The inspectors are not looking at the workmanship. Depending on how far out in the country the home is being built, some don't even have the code inspections, then you must rely solely on the knowledge of the builder. Plus, things get overlooked and sometimes corners get cut. I am knowledgeable in reading and understanding blueprints and believe me a few inspections in this area prior to completion of the home could save some headaches and disappointments. There's nothing like wanting that floor plug in the slab for that special lamp stand, then finding out after the concrete is poured that it was forgotten. Now, is it worth busting up the slab to put it in? Or those extra outlets? Or wasn't there suppose to be a window here? The list goes on! Let me find them for you.

I will inspect the new home at any stage you prefer. I have detailed the inspections of the three main stages that I recommend.
Blueprints that need to be available for inspections : (floor plans & foundation plans)
Prior to Pouring Slab
*Check beam depths
*Check for plumbing leaks (water must be hooked up)
*Check for leaks in sewer lines (lines must be filled with water)
*Insure all copper tubing under slab is contained in plastic sleeves or some protection
*Pull measurements of all plumbing for correct placement
*Check for proper placement of cables or re-bar per foundation

*Check form boards for proper placement of brick ledges
*Pull measurements on overall foundation to insure correct size
Blueprints that need to be available for inspections : (floor plans)
Prior to Sheetrock & Insulation
*Check for proper framing per plans
*Inspect framing for overall correct structural support
*Inspect quality of material, excessive stud warping, walls
plumb, ect.
*Check for proper nailing of plates, windows, sub-flooring
(if applicable), ect.
*Check operation and proper egress sizing of all windows
*Inspect installation of roof and roof covering
*Check layout of electrical and plumbing
*Insure proper nail guard protection is in place
*Check installation of installed mechanical equipment
*Insure any options or add-ons are in place
*Inspect exterior walls and cornice
Upon Completion
*This inspection includes everything covered in inspections
on existing homes.
